Apartment Hunter Disclaimers
Last updated: October 26, 2026
These Disclaimers apply to Apartment Hunter, including the Apartment Hunter Grok Bot template, the Apartment Hunter API, and the Apartment Hunter Pro subscription (the "Service"), operated by MBACIO, LLC ("MBACIO," "we," "us," or "our"), 2515 Waukegan Road, Bannockburn, Illinois 60015. They are part of our Terms of Service. Questions: support@mbacio.com.
Software, not professional advice
Apartment Hunter is a software tool that helps you search for and compare rental listings and draft notes or messages for your own use. It does not provide real estate, legal, financial, tax, inspection, or safety advice. Using the Service does not create an attorney-client, fiduciary, agency, or brokerage relationship. Consult a qualified professional about your situation.
Not a real estate broker
MBACIO provides software only. We do not act as your real estate broker, leasing agent, or representative, or as the representative of any landlord. We do not negotiate leases, show properties, accept applications, collect rent or deposits, manage property, or receive compensation from landlords or brokers for your rental.
Listings are third-party information
Listings, photos, prices, addresses, amenities, contact details, and availability come from third-party websites and data providers. We do not own, license, verify, or control that information, and it may be outdated, inaccurate, incomplete, duplicated, unavailable, or fraudulent.
- MBACIO is not affiliated with, endorsed by, or licensed by any multiple listing service (MLS), any broker, or any listing website.
- The Service links you to the original listing. Always check the listing at its source and confirm details directly with the property owner or their authorized agent before you act.
- We do not guarantee any listing's accuracy, availability, price, condition, or legitimacy, or that a landlord or agent is who they claim to be or is authorized to rent the property.
Your decisions, leases, and payments
You alone decide whether to contact a landlord, tour a property, apply, sign a lease, or pay anyone. The Service does not send messages for you; review any draft carefully before you send it yourself. You are responsible for reading leases, verifying payment instructions, and protecting yourself from rental scams. Never send a deposit or rent to someone you have not verified. Your Pro subscription fee is separate from any rent, deposit, or application fee, and we are not a party to any rental agreement.
AI output
The Service uses artificial intelligence. AI output can be wrong, incomplete, outdated, or biased, and it may describe things that are not true. Any comments the Service makes about a listing or its photos are estimates, not inspections. They cannot confirm a property's condition, safety, code compliance, accessibility, or habitability, and listing photos may be old, staged, or edited. Verify anything important yourself. Do not rely on the Service in an emergency; contact emergency services.
Fair housing
MBACIO supports equal housing opportunity. The Service is designed to search using objective property criteria, such as location, price, size, amenities, pet policy, and commute, and not to filter, rank, exclude, or steer housing based on race, color, religion, sex, national origin, disability, familial status, or any other characteristic protected by the federal Fair Housing Act, the Illinois Human Rights Act, or local law, including lawful source of income such as housing vouchers in Illinois, Chicago, and Cook County. You may not use the Service to discriminate. If you believe the Service produced a discriminatory result, please tell us at support@mbacio.com. You may also contact the U.S. Department of Housing and Urban Development, the Illinois Department of Human Rights, or your local human rights commission.
Limitation of liability
To the fullest extent permitted by law, the Service is provided "as is" and "as available," without warranties, and MBACIO's liability is limited as described in Sections 9 and 10 of our Terms of Service, including a cap equal to the greater of $100 or the amount you paid us in the 12 months before the claim. Those limits do not apply where the law does not allow them, and nothing in these Disclaimers waives your fair housing rights. If this summary conflicts with the Terms of Service, the Terms of Service control.
